Home staging is the art of preparing a home to sell it for the best possible price. When your home is for sale, the goal is to have every potential buyer believe that he or she can live in it. Selling a home changes the focus from the way the existing home owner lives, because when living in a home, the home reflects who the owners are, but once the owners decide to sell their house, it ceases to be THEIR home and becomes a marketable product.
Home staging is the gift wrap and bow that helps package and present your property to the market. A home stager helps vendors do the absolute best they can, with what they have, for a minimal spend to sell for TOP DOLLAR. Put yourself in the shoes of the buyer and prepare your home for them.

Make sure you rectify any maintenance issues prior to putting your house on the market, if you don’t your potential buyer will start deducing dollars for any issues they see needs fixing.

Clean, clean and clean again. Dirty windows, mouldy showers, cobwebs etc portrays a picture of neglect. You want your house to sparkle and demonstrate it’s been well cared for.

Make sure you open all of your blinds and curtains and turn all of your lights on during an open inspection. A bright, airy house will show your home in its best light and be sure to boost sales.

Ensure your street appeal is up to scratch, remember first impressions are everything and if you have bad street appeal you will loose lots of potential buyers.

Make sure your house is filled with a great scent; some old favourites are freshly brewed coffee or baking cookies in the oven. My favourite and easiest option is burning a good quality scented candle, I use a brand called Yankee Candles which have the most divine scents. My favourite is creme brulee but they have hundreds to choose from. Steer clear of using plug in air fresheners, they just don’t have the same impact and some can smell like toilet air fresheners.

Dress your house to impress – a home without accessories - lamps, cushions, throws, vases and other decorative items – just isn’t finished.
